Housing problem is one of the major issues normally discussed in the world fora today. This was due to the dire shortage of accommodation; the demands for it far surpass the number available for human living. This study therefore, assessed the role of makeshift housing development in urban housing market; case study of Ikom urban. A Survey research was carried out through the use of interactive questionnaire, reconnaissance survey, and housing condition survey checklist. The stratified sampling technique in order to obtain reliable data was adopted for the study. Data obtained were analyzed using descriptive statistics. One hundred and fifty seven (157) questionnaires were administered to one hundred and fifty seven makeshift houses in the study area. Two hypotheses were formulated and were tested using Analysis of Variance (ANOVA). The study revealed that, the quality of makeshift housing in Ikom urban was not significantly influenced by the income of the occupiers and there was no significant variation in the quality of makeshift housing stock in the different neighbourhoods in Ikom urban. The researcher recommended that, makeshift houses deserved special attention, construction of makeshift houses should be made with durable fabricated materials, improve affordability sector and provision of housing scheme that can accommodate migrants, artisans and low income earners, improved both the physical and environmental condition of makeshift structures etc; as this would better the role of makeshift houses in the urban housing market as well as the provision of adequate housing supply in Ikom urban.
